Like any investor, tax investors seek quality of tenant or operator and good locations. Like any asset, the value of a property is driven by the future cash flow that it yields. Gearing and sustainability of rents are key. A high-quality premises in a good location with a strong tenant can still offer investors reasonable yields. If an investment is analysed and structured properly, business sense will always prevail. For passive investors, it may be a low or capped return with little or no risk.
