Horwath Limerick has a proven track record in successfully banking transactions of all types over the past ten years. We have extensive experience in arranging group property investments and managing project finance. We use creative financial tools such as 100% debt, interest-only loans, non and partial recourse loans and pension mortgages to enhance yields on a property and we tax-plan the entire transaction to ensure optimum returns.

Based on our extensive experience in dealing with financial institutions we are able to work with clients in preparing the best case to present to the banks in terms of risk exposure for both parties. Ultimately we strive to arrive at a balance of risk sharing that is acceptable to both the client and the bank.

We examine issues such as:

The acceptable Loan-to-Value rations based on asset valuations in attempt to manage the bank’s exposure and perceived risk level.
Promoters strength and any additional security that may be required.
Repayment capacity based on interest only or full capital and interest repayments.
Sinking funds obligations required.

Depending in the nature of the project development phase finance may be required. This is perceived as the riskiest form of banking and often can be the most difficult element of a transaction to put in place. By demonstrating a closed loop exit strategy to banks Horwath has a successful track record in securing facilities of this nature that have eased pressures on our clients at the most critical stage of their project.
